Before we can show you a property we list, Texas requires us to tell you in writing whom we represent. Please read this notice, initial the two representation statements, and sign at the bottom. It takes about two minutes. Each buyer signs their own copy.

    1. (a)give you opinions or advice;
    2. (b)help you evaluate any offer or counteroffer;
    3. (c)draft an offer, counteroffer, disclosure, notice, or any other document on your behalf;
    4. (d)provide you with market information relevant to your decision;
    5. (e)advise you about any contractual duty you may have;
    6. (f)help you arrange for completion of any obligation you may have under a contract; or
    7. (g)recommend service providers such as title companies, lenders, insurance companies, attorneys, inspectors, contractors, surveyors, or engineers.

    We encourage you to obtain representation from a licensed real estate broker of your choosing, or to consult an attorney, before making an offer. Under Texas Real Estate Commission rules, a broker who represents a party is obligated to negotiate the best possible transaction for that party. Kritt Real Estate will not represent both you and the Seller on this Property.

    You acknowledge that you have received, read, and initialed the Texas Real Estate Commission's Information About Brokerage Services form (TXR-2501 / IABS 1-0), attached to this notice, which explains the types of representation available to you in Texas.

Texas law requires us to give you this Texas Real Estate Commission form (TXR-2501 / IABS 1-0). Please read it, then initial below. Your initials and today's date are placed on the form's “Buyer/Tenant/Seller/Landlord Initials” line, and the initialed form is attached to your signed notice.

Attach your lender's pre-approval letter, or proof of funds if you are paying cash (a bank or brokerage statement with the balance visible). PDF or a clear photo, up to 3 files, 15MB each.

What you are agreeing to

By checking the consent box and signing, you agree to receive the Notice to Unrepresented Buyer, the Texas Real Estate Commission's Information About Brokerage Services form, and your signed copies of them from Kritt Real Estate electronically, and to sign and initial them with an electronic signature. Your electronic signature and initials have the same legal effect as a handwritten signature under the federal Electronic Signatures in Global and National Commerce Act and the Texas Uniform Electronic Transactions Act.

Scope of your consent

Your consent applies only to these documents and to the copies and related communications about them. It does not require you to receive any other document from Kritt Real Estate electronically.

Paper copies

You may request a paper copy of any electronic record at no charge by emailing jeremy@krittrealestate.com or calling (512) 777-5562. You will also be emailed a PDF copy of the signed documents, and you can download it from the confirmation page.

Withdrawing your consent

You may withdraw your consent to receive records electronically at any time by emailing jeremy@krittrealestate.com or calling (512) 777-5562. Withdrawing consent does not affect the validity of documents you signed before the withdrawal; it applies going forward. There is no fee to withdraw consent.

Hardware and software you need

A current web browser (Chrome, Safari, Edge, or Firefox) on a phone, tablet, or computer with internet access; a valid email address that you control; and software that can open PDF files (built into modern browsers and phones) to view and keep your copies. By consenting electronically on this page, you confirm you can access records in this form.

Keeping your contact information current

To receive your copies, keep the email address you enter on this page accurate. If it changes, tell us at jeremy@krittrealestate.com.

How your signature is recorded

Kritt Real Estate records the date and time you consented, initialed, and signed, the name, email, and phone number you entered, the internet address and browser you signed from, the exact wording versions you were shown, and a cryptographic fingerprint of the signed PDF and of your signature image. This record is kept with the signed documents and printed on the certificate page.
